The plan review time needed for permit approval is determined by many factors, including the clarity and completeness of the application and the complexity of the project. Plans that are not complete cannot be accepted by Permit Services.

Sheds/Gazebos/Freestanding Structures:
Structures 200 sq. ft. or less do not require a building permit; however, they do need to comply with setback requirements. Typically, the structure must be placed 5′ away from the house and 3′ away from any surrounding property line.
If you have an HOA in your community, you will need to request approval from them as well.
Patio Covers:
A patio cover or structure that is attached to the home requires a permit. Contact the Planning Department for setbacks and size limitations. The permit submittal should include an application, site plan, and the Patio Cover Worksheet or stamped engineering. If your community has a HOA, you will need to obtain a Letter of Approval from them.
Hot Tubs/Portable Spa:
Hot tubs or portable spas need a permit. The site plan should include the distance from the electrical outlet, the distance from any glass pane windows or doors, height, material, and distance from any surrounding fence line, and information on a lockable cover or audible alarm system.
